The type of survey you require will vary during the lifespan of your premises and several may be needed over time. An asbestos management survey will be required during the normal occupation and use of the building to ensure continued management of the Asbestos Containing Materials (ACMs) in situ. A refurbishment or demolition survey will be necessary when the building (or part of it) is to be upgraded, refurbished or demolished.
HSG264 Asbestos: The Survey Guide sets out the management asbestos survey as follows:
An asbestos management survey is the standard survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACM in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition.
Management surveys should cover routine and simple maintenance work. However, it has to be recognised that where ‘more extensive’ maintenance or repair work is involved, there may not be sufficient information in the management survey and a localised refurbishment survey will be needed. A refurbishment survey will be required for all work which disturbs the fabric of the building in areas where the management survey has not been intrusive.

Market Sectors & Applications:
Having completed numerous demolition surveys on a wide variety of property types, we have a wealth of experience in surveying premises for asbestos prior to demolition. In line with all current guidance, and with safety considerations taken into account, every effort is made to access all areas of the site.
Properties which are due for demolition have in many cases been derelict for some time, which can add several health and safety risks. Two person asbestos survey teams are always used within derelict premises and our asbestos surveyors are trained to risk assess all sites before undertaking the survey. Our surveyors are provided with all necessary personal and respiratory protective equipment for all situations, including carbon filter respirators when working in environments which have the additional hazard of guano.
On larger premises we aim to undertake a site visit prior to the survey taking place in order that all risks can be identified and taken into consideration for purposes of quoting and for the survey itself.
We have a number of clients within this sector that work for large retail customers who are continually expanding their portfolios. Over the past few years there has been a great deal of activity within the sector due to large numbers of retail properties becoming available, sometimes due to closure of large chains; Woolworths and Comet being prime examples. This has led to a large number of shop re-fits, all of which require a refurbishment asbestos survey.
As asbestos removal can be expensive, it is essential to establish whether a property contains asbestos, and if so how much, prior to acquiring it. All too often we are presented with situations where an asbestos survey has not been carried out prior to purchase, only to find that there are asbestos containing materials which require remediation, something which could have been raised during the negotiation of the sale.
We are on the approved list for a number of solicitors, chartered surveyors and estate agents and are frequently called into properties large and small prior to purchase to carry out an asbestos survey to determine the presence of asbestos and develop an on-going asbestos management plan. There are often strict deadlines in these instances, which we will always aim to meet.
We have undertaken many thousands of residential asbestos surveys on behalf of Councils and Housing Associations. The logistics for these projects are handled at our Head Office in Sussex by our experienced and friendly admin team, including all tenant liaison, from start to finish.
Retail and Office
We have carried out a vast array of asbestos management surveys within offices and shops, predominantly during normal working and opening hours. When buildings are occupied, it can place certain restrictions on the level to which the building can be accessed and assessed; however, our professional asbestos surveyors will carry out their surveillance with minimum disruption to the day-to day-running of the premises.
We work for the largest entertainment venue providers in the UK, providing a nationwide service, including West End Theatres and many high profile music venues. We have managed a number of asbestos removal projects within these frequently old and historic buildings.
Works are often required out of hours and we always aim to meet strict deadlines where there is no room for delays that could cause a serious loss in revenue.
Emergency Services Building
With several hundred asbestos surveys completed within emergency services buildings, our surveyors fully appreciate that the use of the building cannot be compromised in any way during the survey process and carry out their work with expediency and consideration.
Schools and Universities
Christmas, Easter and summer holidays can be busy times in this sector as asbestos surveys and removal often need to be undertaken outside of term time. As the asbestos consultants for several prestigious universities and many schools throughout the South East, London and Wales, we are well equipped to ensure that all works are completed within the time frame.
We have carried out asbestos surveys in many Grade l and Grade ll Listed Buildings. Our specialist team of asbestos surveyors understand how essential it is in these particular properties that the building fabric is not disturbed to any great degree, but that the asbestos containing materials are still identified and managed correctly.
Care Homes and Hospitals
We have undertaken asbestos surveys in numerous care homes and hospitals throughout the country. Our asbestos surveyors are courteous and considerate at all times to ensure the work runs smoothly and efficiently. We understand that surveys, particularly within care home and hospital environments, need to be carried out sensitively with minimum disruption and inconvenience to staff and residents/patients.
Factories and Warehouses
Whether it is a chemical plant with 12 kilometres of pipe runs or a 60,000 cubic metre aircraft hangar, we are well equipped to carry out an appropriate asbestos survey. We will always visit sites of this nature for quotation purposes as specialist access equipment will often be required and additional hazards are frequently present.
We have undertaken asbestos surveys within several hundred churches throughout the UK, from small Chapels to Cathedrals and understand the sensitivity required to appropriately survey these often ancient and fragile buildings with minimal disruption or inconvenience.
Hotels & Restaurants
We work with a number of major hotel chains and over the years have carried out many asbestos management surveys within hotels and restaurants of different architectural periods and styles, included listed buildings.
When hotels are almost continuously occupied by guests and clientele, it can place certain restrictions on the level to which the building can be accessed and assessed. However, our professional asbestos surveyors will carry out their surveillance with minimum disruption to the day-to day-running of your premises, often during normal opening hours.
We can assist with managing your asbestos responsibilities or arrange an individual asbestos survey. Please complete our survey questionnaire and we will contact you to discuss your project and provide a guide cost.
“The HSE strongly recommends the use of accredited or certificated surveyors
for asbestos surveys. The duty holder should not appoint or instruct an independent
surveyor to carry out a survey unless the surveyor is competent.”
